Buying a home can be a pleasant experience when you have a knowledgeable professional guiding you through the process; a skilled negotiator who can artfully present your position to bring about a win/win transaction; a realtor who values your business, and is worthy of your future business and referral of your friends and family.


  • Buyer needs a pre-approval letter from a bank or mortgage company. Without this step, you have no true idea of what you can afford. The 3 main credit reporting agencies are Equifax, Experian and Trans Union.
  • Buyer works with realtor to determine wants and needs.  Realtor and buyer view appropriate properties and determine which one to make an offer on.
  • Your buyer's agent works on your behalf in this entire process to represent your interests.
  • Buyer makes an offer in writing accompanied by a check to show good faith, usually $500.
  • Realtor presents offer to owner or owner's representative.
  • Offer is accepted, rejected or countered.  Counter offer is presented by owner to realtor.
  • Realtor presents counter offer to the buyer.
  • Agreement on price and terms are reached by both buyer and seller.
  • Home inspection (which can include structure, insect, radon and lead paint) tests are performed before signing Purchase and Sale Agreement and are paid for by the buyer.
  • Realtor prepares Purchase and Sale Agreement and submits to buyer, seller. 
  • Buyer and Seller attorneys' review P&S and make any necessary changes.
  • Upon signing of P&S, buyer gives additional deposit (customarily 5%) to escrow agent.
  • Realtor puts full deposit in an escrow bank account.
  • Buyer applies for a mortgage.
  • Attorney and bank set date for closing of property.
  • At time of conveyance (closing), buyer must have home owner's insurance binder for at least the mortgage amount.
  • Personal identification (driver's license) is required to close. 
  • Buyer will also contact:  electric company, phone company, gas company and any other services required ie: cable, internet, oil company, to have all services transfered to their names as of closing ( this will prevent any services from being terminated).
