Twelve winning staging tips to help you sell for top dollar.


  • Consider a professional home inspection.  Know any potential pitfalls in advance and address them.
  • Build curb appeal.  Some of the best buyers are the most impatient.  They need to make a fast decision.  If the view of the house from the street turns them off, you've lost them.
  • Take a critical look at the the front of your house.  Fix everything that needs it.  Don't let the outside turn buyers off before the inside can turn them on.  Ask your Realtor for an honest assessment and follow their advice.
  • Get out the paint bucket and brushes.  You can't find a better investment when you're selling your house than a few cans of paint and putty to brighten up the interior.
  • Drips do worse than run up your water bill.  They make potential buyers worry about your home's plumbing system.  Fix problems that can cost you a sale.
  • Squeaking doors and creaking floors.  Ripped screens and cracked glass kill enthusiasm.  Home hunters often believe that you're hiding ten problems for every one that they see.  Fix them first.
  • Hide or neatly arrange everything that looks like work.  Such as lawnmowers, hoses, vacuum cleaners, and everything you use for cleaning (you wouldn't want a child to be hurt while in your home).  Accent everthing that looks like fun.
  • DE-CLUTTER, DE-CLUTTER, DE-CLUTTER.  If not in everyday use pack it up and get it out.
  • Adjust the temperature.  If it's hot, cool it! If it's cold, light a crackling, inviting fire.
  • Harmonize the elements.  Play music softly.  No TV.  All lights on, day or night.  Drapes open during the day.  Create the ambiance that turns prospects into buyers.
  • Sell pride of ownership through cleanliness.  Put sparkle in bathrooms and kitchens.  Nothing says "yuck" to a buyer more than a grundgy tub - scub it clean, it will be worth your effort.  Look through current home magazines and update dated features such as cabinet handles, lighting, paint colors.  If carpets are old and stained replace them, likewise for hardwood, refinish that shine!
  • Never stay in your house with house hunter.  Let the agent handle it.  The Realtor knows what these buyers are looking for and how to work with them.  Let them do their job without interference.
  • Give your dogs and cats a vacation.  Bowser and mouser could use a change of scenery.  Having pets around when you're selling your house, can be distracting especially to someone who is nervous around animals.  Eliminate pet odors as well - you may be accustomed to their scent but a buyer doesn't love them like you do - freshen up.  


Remember,today's buyers are watching all the decorating shows on television.  They expect the work to be done for them. For a quick sale at top dollar you must do the preliminary work.   Your realtor knows what is happening in the marketplace.  Their job is to educate and prepare you and your home for sale - take the advice and run with it.  In the end you will be glad you did.

Kitchens and baths are where you must put your most attention to detail.  If cabinets are in need of paint do the work.  Clean up that tub!  A little work up front will mean $$ in your pocket.
